Why Gemini

We are a local company with easily accessible offices within Gerrards Estate Agents, Chain Lane St Helens and at Gemini Business Park, Warrington. Our offices maintain an in-depth database of prospective tenants. As a property becomes available we initially contact our registered tenants and often, the property is let immediately. We recommend you register your requirements with us to ensure you are contacted when new properties are available. We are generally made aware of a new property some 2 months prior to being available, please feel free to search our website and contact us for details of all impending properties.

Viewings

Having identified prospective properties Gemini Lettings will arrange for you to view the properties. These will be arranged at a time to suit you, Viewing will always be accompanied by a Gemini Residential Lettings member of staff, who will be on hand to answer any questions you may have.

Application

Having selected a property, we need you to complete a written application form to apply to rent the property. Gemini Staff will discuss the total costs and requirements with you and answer any questions or concerns you may have.

Rent

Rents are normally quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.

Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the GEMINI Client Account, monthly in advance, with the first months rent due before taking occupation of the premises.

Deposits

Before moving into a property, we require a security deposit. This is usually a minimum of one (1) month's rent. For peace of mind, the security deposit is held in a secure account by the Deposit Protection Service (The Pavilions, Bridgwater, Road, Bristol, BS99 6AA). This is a Government backed service, which acts as an independent intermidatory between Gemini Residential Lettings and the tenant. All deposits are fully refundable, providing that the rented property is vacated in the same condition in which it was first occupied, with all items present and working. Under no circumstances can the deposit be used by the tenant to cover rent payment.

Rent Payments

Rents are quoted calendar monthly and are payable a month in advance. It is the tenants' responsibility to ensure that rent payments are paid in full and in time. We prefer rent payments by Standing Order, however, other methods are available. Please contact us to arrange your method of payment. Late rental payments are subject to interest charges as outlined in your tenancy agreement. As well as the rent payments, utility bills such as Council Tax, Water, Gas, Electricity and TV Licence are payable by the tenant(s) to the necessary supplier/company.
